Project Summary:

In the fast-growing commune of Berceni, Ilfov County, a new Lidl store was delivered in 2025 on a 10,002 sqm plot of land. The 2,369 sqm, single-story retail space was the result of a well-coordinated effort between design, construction, and site management teams.

Goldbach Design & Build led the technical design and project coordination, while Goldbach Construct handled the execution of all construction works, including the building structure, 109-space parking lot, and civil infrastructure.

Built with a precast reinforced concrete structure, the project ensured fast and high-quality execution. Additional scope included MEP systems, a 206 m³ stormwater retention tank, fire water reserve, transformer station, and landscaped exterior areas. The result is a modern, energy-efficient retail space, ready for immediate operation.

Project Overview:

The Lidl Berceni development covers a 10,002 sqm plot and includes a 2,387.95 sqm built area, with the store itself occupying 2,369.2 sqm on a single level. The site is located on Bulevardul 1 Mai and was designed and delivered to meet modern retail standards, with a focus on durability, energy efficiency, and rapid execution.

Goldbach Design & Build managed the technical planning and coordination, while Goldbach Construct oversaw all construction activities, including structural works, infrastructure, and site development. The store was built using a prefabricated reinforced concrete system — including isolated foundations, load-bearing columns, and precast floor slabs — to ensure both speed and quality of execution.

Supporting systems include a 206 m³ underground stormwater retention tank, a fire water reserve with pump room, a transformer station, and full MEP installations. Externally, the site features 109 parking spaces, pedestrian walkways, green landscaping over 2,072 sqm, and fully integrated utility and access networks.

The result is a modern, fully operational commercial space that elevates customer experience and reinforces Goldbach Group’s expertise in delivering state-of-the-art retail centers.

Scope of Work:

Project Design & Technical Coordination

  • Architectural and structural design
    • Development of all design documentation aligned with Lidl’s international retail standards.
    • Integration of structural, fire safety, and building envelope requirements into a single-fire-compartment scheme.
    • Optimization of the building’s footprint for functionality and customer flow.
  • MEP (Mechanical, Electrical, Plumbing) design coordination
    • Specification and layout of energy-efficient VRF and mini-VRF HVAC systems.
    • Design of mechanical ventilation systems with heat recovery and a 20,000 m³/h smoke extraction fan.
    • Coordination of electrical, data-voice, lighting, fire alarm (BMA), and low voltage systems.
  • Urban planning and permitting
    • Preparation of urban planning documentation to comply with zoning and building codes.
    • Coordination with local authorities to secure construction and utility permits.
    • Full compliance with energy efficiency, fire safety, and environmental protection regulations.

Construction Execution

  • Erection of the precast concrete structure
    • The building was executed using a precast reinforced concrete system (columns, beams, slabs) to ensure structural integrity and speed of construction.
    • Prefabricated foundations with concrete footings and perimeter balancing beams were used for efficient load distribution.
    • The superstructure included high-performance sandwich panels for thermal and fire resistance.
  • Site infrastructure and utilities
    • Full installation of underground utilities, including sanitary, stormwater, and firefighting water networks.
    • Construction of a 206 m³ stormwater retention basin and a 25 m³ wastewater collection tank.
    • Delivery and commissioning of a fire reserve water tank and associated pump room.
  • External works and parking
    • Construction of a 109-space parking lot, including dedicated EV, family, and accessible spaces.
    • Roadways, sidewalks, pedestrian paths, and traffic signage were completed in accordance with local standards.
    • Landscaping works included 2,072 sqm of green areas, turf, and 13 planted trees.

Finishes and Equipment Installation

  • Interior and exterior finishes
    • High-quality finishes were applied in the sales area, storage zones, technical rooms, and staff facilities.
    • Partition walls included gypsum board and masonry based on functionality.
    • Fire-rated materials and finishes ensured adherence to resistance requirements.
  • Specialized equipment and installations
    • Delivery and installation of grease and hydrocarbon separators.
    • Setup of illuminated signage including a totem and external branding panels.
